Default Opportunity to grab a bargain - NSW Central Coast

Hello there - we have put our property up for sale - we are continuing to work on it. You could grab a bargain now - as time goes on the asking price will increase!!

It's a 10 min walk to the beach!

Belleblue,

You might want to redefine what a bargain means as when I went to www.realestate.com.au to view the incomplete renovated property you have it advertised for offers above $235,000. If you scroll down the page on www.realestate.com.au you will see 2 things:

1. The median house price in the suburb is $240,000 and is trending downwards.
2. Local sales shows that a comparable property@ 15 Alexandra St sold for $239,000 2bed Normal Sale 18/12/09.

Might want to redefine what you mean by a bargain.

Do you understand what "Median" means? Is that what you use as a guide to buy properties? Here's a defintion.................


The MEDIAN is price is the market price for a given period of time where half the homes sold for higher and half sold for less.
In the next reporting period if the MEDIAN price of that neighborhood has risen, it does not affect over all values of the homes. It means that more of the expensive side of the median sold in that reporting period. The same is true when the MEDIAN price declines. It only means that more of the less expensive homes sold.


And as for picking a comparable property - does any old house that has 2 bedrooms make it comparable or have you actually seen the property online or in person? If you have a link to it online I would be keen to see the "comparable" property.
